Building a villa in Bali requires a building permit that includes the PBG (Persetujuan Bangunan Gedung) and the SLF (Sertifikat Laik Fungsi).
The PBG is the prior authorization to construct, renovate, or modify a building. It is obtained by submitting a file that includes the location, plans, and design of the project.
Its purpose is to ensure the building’s compliance with various standards such as :
The PBG is valid throughout the full life-cycle of the building and must be updated in case of any modification.
The SLF certifies the building’s compliance with the plans submitted for the PBG and the intended usage. It is a post-construction inspection, conducted during the construction phase or after the building is completed.
The SLF is valid for 20 years for residences and must be renewed every 5 years for other buildings, especially those open to the public.
